PURPOSE OF JOB: Responsible for the proper operation and maintenance of assigned building electrical and mechanical equipment and systems.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES:  include the following. 

 

  1. Operate and maintain climate control equipment and related systems in accordance with manufacturers’ recommendations, occupant needs, and established energy conservation policies, coordinating with occupants as appropriate.
  2. Perform assigned preventive and breakdown maintenance work orders in areas of electrical, mechanical, and climate control systems to include digital and pneumatic controls, plumbing, boiler operations and controls, and chiller plants and maintain appropriate records.
  3. Maintain equipment rooms according to proper housekeeping and safety practices.
  4. Perform miscellaneous work requests from building occupants as required.
  5. Ability to respond to emergency calls after hours as required and fulfill an on-call rotation.
  6. Assign work to assistants as directed.
  7. Assist with maintenance of grounds as assigned.
  8. Perform in-house remodeling and construction tasks relating to metal studs and hardware, hang drywall, pour concrete and finish, setting concrete forms, installation of ceiling systems, electrical and plumbing.
  9. Maintain appropriate records.
  10. May be assigned to remove ice and snow as needed during normal and off hours.
  11. Perform other related duties & responsibilities as assigned.

 

SUPERVISORY RESPONSIBILITIES:  NO

                                                                       

REQUIRED QUALIFICATIONS:

  • High school diploma/GED.
  • Two (2) years full-time, directly-related work experience in specific job area.
  • Knowledge of building electrical, mechanical and climate control systems, including digital and pneumatic controls, plumbing systems, boiler operations and controls.
  • Must be able to operate standard building electrical, mechanical, and climate control equipment and related tools.
  • Knowledge commercial building remodeling, including electrical and plumbing installation and repair, drywall, metal studs, doors and hardware, concrete form work, concrete finishing and placement, and ceiling systems.
  • Knowledge of carpeting and cabinet making.
  • Ability to safely work with electrical voltages up to 480.
  • Ability to perform preventive maintenance on building equipment.
  • Ability to read and interpret architectural, mechanical, electrical, and structural drawings of buildings and building systems.
  • Ability to respond to emergencies quickly.
  • Ability to diagnose building system problems quickly and determine the best solutions from alternative methods and procedures.
  • Ability to use computer maintenance management and direct digital control software such as School Dude and Automated Logic.
  • Must be able to work cooperatively with fellow employees and building occupants.
  • Must be able to verbalize understanding of instructions, to ask relevant questions for clarification, and take appropriate action such as assembling necessary supplies, parts and materials for a job.
  • Communicate effectively in spoken English with coworkers and building occupants in person and by telephone.
  • Comprehend and express the English language in reading and writing at the level normally attained for a high school diploma.
  • Must be able to perceive alerting sounds such as alarms, pagers, and telephones.
  • Must possess a valid driver’s license and an acceptable driving record prior to driving on district business.

 

PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.   

 

This job requires that the employee be able to: stand and/or work on feet for up to two hours; ability to bend, stoop, kneel, crouch, crawl on hands and knees, reach in all directions, grip wrenches and grasp small items such as screws and equipment parts, and perform repetitive motions to adjust and repair equipment. Must have two handed manual dexterity involved in operating and assisting in performing preventive and breakdown maintenance on building electrical and mechanical systems.

 

Must be able to lift up to fifty (50) pounds and carry or push cart with tools and equipment weighing seventy-five (75) pounds. Must be able to discern visual depth relationships, both close and long range, discriminate size, shape, temperature, color, and /or texture of objects and detect odors daily. Perceive environmental alerting sounds such as pagers and alarms.

Must be able to respond to a scene quickly on foot and be able to perform duties requiring good balance such as climbing and maneuvering on stairs, ladders, and scaffolds while frequently on uneven surfaces. Frequently work at heights, such as rooftops, to maintain chillers. Normally work indoors at least 75% of shift; frequently exposed to humid, cold, or hot temperatures. Exposed to above normal noise levels, vibration, fumes, and dust; work at fast pace with interruptions. Move from room to room, building to building, and worksite to worksite daily; may be assigned to different shifts and/or district locations with a minimum notice of one week. Work alone occasionally. Normally scheduled 7:00 am to 3:30 pm, Monday through Friday, however, responsibilities may occasionally involve adjusted working hours including overtime, evening and/or weekend work. Must be able to report to assigned work location for emergency calls at any time.

 

TERMS OF EMPLOYMENT:

Length of work year:  12 months (8 hours/day 5days/week)

KCPS Defined Benefit Pension plan – mandatory 8.5% contribution (increasing to 9.0% effective 1/1/16) is required from employee and matched by KCPS; Voluntary retirement savings plans are also available.
